Sylvania City Council is likely to vote next month on a zoning change for a proposed drugstore at Sylvania Avenue and King Road following a sparsely attended hearing Tuesday evening.
While no citizens spoke at the hearing, council members sought assurances from representatives of CVS Pharmacy and the Cleveland-based site developer, the Zaremba Group, that the store will not create traffic problems.
Jerry Parker, an attorney for CVS, and John Wojtila, Zaremba's senior development manager, said that if property along King north of the 13,000-square-foot store site is developed in the future, the pharmacy will negotiate an agreement with that landowner to build an internal cross-access drive and a common driveway. That property now has an industrial warehouse.
That pledge is to be recorded as a condition of the proposed zoning change for the site, from heavy industrial to general business. Owners of Timberstone Plaza, a one-story building with six units, are negotiating a property sale to CVS for the drugstore, which would be at 7510 Sylvania.
Council and the city Planning Commission had previously asked CVS to work out a similar shared-access agreement with The Andersons Market, whose 7638 Sylvania store borders the drugstore site to the west. But Kevin Aller, the city's service director, said Cougar Investors, owner of the market property, did not reach such an agreement with CVS.
As proposed, the CVS store will have a full driveway on King and right-in, right-out access on Sylvania.
Legislation for the zoning change is scheduled for presentation Feb. 3 to council, which meets at 7:30 p.m.
Hunt Sears, real estate agent for the owners of Timberstone Business Plaza, said he expects sale of the property to CVS to be finalized in February.
