A storage rental firm in Sylvania is looking to double the size of its units over the next few years, buoyed by local economic growth.
Lock-It-Up Self Storage has five buildings with rental units now and has another building under construction, with four more planned, at 7840 Sylvania Ave., between King and Centennial roads. The property is in Sylvania and Sylvania Township.
The company bought 10 acres last year adjacent to its original 6 acres for $300,000, and now is erecting one of the new storage buildings and is clearing the land to be ready for additional rental units. The project is to add 200 to 300 units to its 300 units now. The first phase is costing about $500,000, for the one new building, clearing the land and installing a retention pond.
President Steve Speranza said the company has been expanding its other area facilities in Perrysburg, Oregon, Fremont, and Adrian. In all, it has 15 facilities and 8,000 renters. Lock-It-Up is owned by Tolson Enterprises of Toledo, which owns industrial, office, and retail facilities.
Part of the success came from implementing technology, a Web site, and cameras in the self storage sites, he said. Renters of the units are both individuals and businesses.
The expansion calls for four units of about 10,000 square feet and one of 16,000 square feet. Each building will hold about 50 to 60 rental units, which will range in sizes from 5 feet bhy 10 feet to 10 by 20 feet, each 15 feet high. Climate control is offered in some units.
Some of the company‘s property, Mr. Speranza said, is ultimately to be developed for industrial use, he said, but there are no specific plans yet for the usage.
The storage building under construction should be completed in about 30 days. Additional buildings will be built after the first new facility is rented out.
“Sylvania has been great for us, moving at a fast rate,” Mr. Speranza said.
